March was full of change, and I can’t say I have fully enjoyed the seasonal whiplash. With weather swinging from tepid spring temps to record breaking highs and then plunging into the atmospheric rivers we love to hate – it’s been a whirlwind (pun intended)! Our clocks moved forward too, but I’ve grudgingly tolerated the dark early mornings in exchange for lighter, later evenings – a good thing for showing property to clients after their working hours! As we head into the last weekend of the month, and many take off for Spring Break, here is my reflection on the current market and some good information for the months to come. Read to the end for some fun, upcoming events around the Bay!
The preliminary wave of the spring market has resulted in some interesting trends that potential buyers, sellers, and investors can digest as next steps for change are considered. This is the most recent data from Realtor’s Property Resource for Orinda, Montclair in Oakland, and Piedmont, as a sampling of the areas I serve.
In Orinda and Montclair, however, the 12-Month Change in Months of Inventory is +80.77% and +124.1% respectively, showing a significant increase in the supply of homes compared to the previous year. Comparatively in Piedmont, The 12-Month Change has increased by +12.28% suggesting that inventory levels have been rising over the past year here as well. As more homes come on the market, there may be a shift towards a more balanced market, giving buyers more options and potentially slowing down price appreciation.
The Median Days Homes are On the Market is 8 in Orinda and 12 & 13 in the other markets, which is short! Sellers can take advantage! Price your home competitively and be prepared for a quick sale. Many homes are selling moderately over asking with multiple offers and some homes are still seeing a lot of competition and selling way over list price. One of my favorites, 25 Castle Park Way in Piedmont Pines, was recently listed at $1,595,000 and sold for $2,350,000! (Congrats to listing agent Dan Walner and kudos to my favorite stager Rebecca Bowman @SorellaDesign!)
Buyers, stay focused! The next months will see some of the year’s best inventory, with sellers taking advantage of the weather to best showcase their property. And though there haven’t been any clear indications that interest rates are going to fall significantly in the near future, the lenders that I work with can help you with proactive financial planning and strategic decision making to get you into a new property.
