Market Snapshots: Orinda & Montclair
In Orinda, the market remains strong with just 2.66 months of inventory available, reflecting a clear seller’s market. Homes are selling quickly—median 12 days on market—and the average sale to list price is at 99% of asking. With inventory down about 10% from last year, sellers are well-positioned, while buyers should be ready to move fast in a competitive environment. The current median home price in Orinda is $1,807,500.
In Montclair (Oakland), conditions also favor sellers, with only 1.94 months of inventory and homes selling for an impressive 108% of list price. Inventory is down 16% year-over-year, signaling strong demand. Homes take a bit longer to sell here, with a median of 48 days on market, but sellers often see multiple offers. The median home price in Montclair is $1,450,000.
